The entirety of Henry River Mill Village - where parts of the movie was filmed - is for sale for $1.4 million. Located about 70 miles from Ashville, N.C. near Hildebran, the 72-acre plot of land was the site of a mill that burned down in 1977. There’s 20-plus remaining buildings, including a company store, giving it a distinct ghost-town feel.

Of all the locations, the Henry River Mill Village has a backstory that’s nearly as colorful as the plot of the movie. The mill, which opened in 1905, produced fine yarn. The village was designed as a planned community with company stores, walkways and green spaces. In 1966, a sheriff was shot and killed in the village by a mill worker. By the time owner Wade Shepherd, 83, bought the town, three years after the mill closed, there were Thursday night poker games on the street, “and by Sunday afternoon, they were all drunk and shooting.”

This is great news for an industry that has been ailing for almost four years. In many markets, increased sales have already brought inventory levels back to historically normal levels, prices have stabilized and are actually beginning to increase again.

Housing values are dependent on three factors, supply, demand and interest rates. Over the past 36-48 months, much attention has been paid supply and demand. Diverse sources believe that supply levels are peaking and we know from reports across the industry that written business is spiking.

Absent Fed intervention, mortgage rates are apt to rise and Wall Street is now betting that the Fed has bowed out. With no stimulus, mortgage rates will rise.”
