           Life is crazy and often it passes us by without taking time to reflect. The year 2025 also went by rapidly, but before jumping into plans and goals for 2026, it is valuable to step back and glean from what happened this past year and what we can learn from it. This past year was dominated by a cooling real estate market which intersected with the inflationary pressures we’ve seen on many fronts, especially materials, labor, and property taxes. Referencing both inflation and taxes in one sentence may make you want to stop reading, but stick with me as it is not all bad news.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The challenges that were faced by rental property owners across Raleigh and Durham largely fell into these three categories.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Weakening Rental Demand: In line with the sales market, 2025 had a noticeable softening in rental demand. This could be seen by tenants shopping more, properties sitting on the market longer, and rents plateauing. Coming off of several years with double digit rent increases and record demand, the contrast has been felt acutely. Many owners we have spoken with relayed that they have never had this issue before. However, like all markets, there is a cyclical nature of real estate and the cooling we saw was modest compared to the historic pullback in 2008. Although the market has shifted significantly since 2021 and 2022, we see it as a necessary and even healthy adjustment to keep rent increases on a sustainable trajectory and avoid a major market adjustment.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             Increased Maintenance Expenses: Did it feel like costs for maintaining your rental property went up again this year? Based on
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;

        &lt;span&gt;&#xD;
          
             of construction pricing and materials, as of the third quarter of 2025, pricing did increase around 6.6%. For many property owners, there had been a hope that material and labor costs would come down as competition caused the trades to be more realistic after the last few years of pricing frenzy.  At Apple Realty, we’ve seen pricing stabilize, but have certainly not seen the hope for reduction in costs. We have continued to work to ensure that every dollar spent on maintenance is with cost-effective vendors that deliver the best value for the price.
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Taxes: The annual dreaded tax bill received by property owners this year was further cause for concern and impacted the profitability of owning investment properties. In Durham County, a reappraisal of property values was conducted this year with the goal of bringing property values to 100% of market rate. Since 2019, the last 4-year appraisal cycle, property values in Durham have increased on average 70%.  These new property valuations won’t go into effect until this year, but the 6% increase on property taxes in 2025 impacted the bottom line and was an additional hit for investors.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The silver lining from 2025 is that although the market is in correction, it has been a fairly soft landing from the real estate frenzy we experienced the past several years. The key for us at Apple Realty is to do all we can to maintain occupancy, as that is the best defense in a cool market against the rise in costs. The biggest lesson learned is that property owners who invest in upgrades and improvements to their properties have been rewarded with the least rent reductions and the highest occupancy rates. As hard as it is to make investments in your properties when money is tight, that has been the number one distinction between owners who have been hit hard and those that have weathered the cooling market with little impact. 
          &#xD;

          When we look at the economic horizon for 2023, there are many unknowns.  At the federal level, spending policies do not appear to be slowing to combat inflation from a monetary standpoint.  Interest rates have plateaued in the mid 5% range for now, but interest rates continue to be a primary lever for combating ongoing inflation.  This may cause the feds to increase rates if inflation continues to rise.
         &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
          So, the question in the world of property management is, “How will this impact rents?”  One of the most positive factors impacting landlords in the Raleigh – Durham area is the strong job market and growth of the Triangle.  There are clearly headwinds that the real estate market is facing, but the outlook for the Triangle market is still bright compared to markets across the country.  The 2022 frothy sales market with crazy overmarket offer prices has calmed, and current sales are comparative to where they were in 2019.  Still, a strong seller’s market remains. For example, the Durham Regional Association of Realtors (DRAR) reported a 1.7-month supply in Durham County for November 2022. The Triangle Multiple Listing Service (TMLS) reported that the greater Triangle region’s month supply stands at 2 months through November 2022. Typically, month supply under 6-months is considered a seller’s market, and any month supply over 6-months is a buyer’s market.
         &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
          The rental market is somewhat up in the air.

The median asking rent was $1,712, down by $22 from last month and $69 from the peak but is still $919-471-2007%) higher than the same time in 2019 (pre-pandemic).” The

          article went on to show that – as of November 2022 - Raleigh’s overall median rent is $1,534, with an overall median rent year-over-year growth of 2.8%.

  &lt;p&gt;&#xD;
    
          At Apple Realty, we have seen an increase in tenants needing to vacate their properties early due to job changes.  We anticipate tenant turnover to continue at a higher rate this year as tenants seek job opportunities to keep their pay on pace with rising living costs.  Projections by real estate professionals are conflicting at best.  Some are calling for a decline in rents while others anticipate rents to continue a more steady rental climb.   In a Washington Post article, Conor Sen makes the argument that there will be declines in the rental market.                     It was recently reported by the National Fire Protection Association that 32% of home heating fires are caused by space heaters.  At nearly nearly one third of all home fires, that number is quite staggering, however even more sobering is that the same report stated that space heaters are to blame for 79% of all fatal home heating fires.  It is very important that space heaters not be used unless in an emergency situation.

                    “Half of fatal home space heater fires started because something was too close to the heater and ignited. Keep heaters and things that can burn at least three feet apart,” said Lorraine Carli, NFPA’s vice president of communications. “Heating fires and the deaths they cause can usually be prevented with awareness and a few simple actions.”
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    
                    Over this holiday season, and the rest of this winter, please take precautions against fire in your home.  Check your smoke detector batteries once a month and replace batteries as needed.  Purchase a fire extinguisher for your kitchen.  Don't use space heaters unless pre-approved by management as a temporary, emergency solution for a broken primary heat source.

Note: Avoid putting mothballs in drawers or bins (even if they’re wrapped in socks) because they might damage your clothing.
